House washing in Auckland: what it costs to wait and how to book it right

2 October 2026 · 5 min read

Why Auckland houses go green

Auckland sits between two harbours. The air stays damp for most of the year and shaded walls rarely dry out completely. Mould, algae and lichen love that. They settle on weatherboard, plaster and brick, then spread quietly until the house looks tired from the street.

It is not a sign of neglect. It is the climate. The cost comes from leaving it there.

What waiting actually costs

Organic growth holds moisture against paint. Over time that softens the finish, lifts coatings and shortens the life of a paint job that may have cost tens of thousands of dollars. Many paint warranties also expect the house to be washed regularly.

A wash costs a fraction of a repaint. Booking one every year or two is the cheapest protection an Auckland home can get.

A real result from one of our jobs

The before and after photos here are from a weatherboard home we washed. The growth sat low on the cladding and beneath the windows. It did not need force. It needed the right solution, time to work and a gentle rinse.

The cladding came back bright and the paint stayed exactly where it belongs.

Soft washing, not blasting

High pressure on painted cladding can strip coatings and drive water behind boards. A soft wash uses a cleaning solution to kill growth at the root, then rinses at low pressure. The house stays clean for longer because the spores are gone, not just the stain.

Hard surfaces like concrete paths are different and we treat them differently. Every surface gets the method that suits it.

How to book it right

Tell us your suburb, how many storeys and the cladding if you know it. Close windows, move outdoor furniture away from the walls and let us know about pets or delicate plants. We handle the rest and leave the property tidy.

We work across Auckland with the North Shore as home turf. If you want the full North Shore story, read our guide to North Shore house washing.

FAQ

Clear answers before you book.

How often should an Auckland house be washed?

Most Auckland homes need a wash every twelve to twenty four months. Shaded or coastal homes often need it every year.

Will a house wash damage my paint?

Not when it is done as a soft wash. We use low pressure on painted surfaces and a solution that does the cleaning.

Do I need to be home?

No. We only need access to the outside of the house and an outdoor tap.

Which parts of Auckland do you cover?

We work across Auckland and spend most of our time on the North Shore.
